Pricing your property correctly is key to selling in your time frame. You need to know SOLD prices of similar properties in your area, ASKING prices of similar properties in your area (your competition) and number of DOM (Days On the Market) for both.

This service includes three MLS-based reports you will receive within 24 hours of ordering. These reports include Comparable Sales In The Last 6 Months, Comparable Sales in The Last 24 Months and Comparable Active Listings.

Update your CMA every six months so you don't sell for too little, or hold out for more than you are likely to get.

MLS SOLUTION $500
If you are selling your property by owner but would like the power of the MLS (Multiple Listing Service) on your side, this is the deal. The Key West Association of REALTOR®'s MLS is an online database of homes for sale available to the world, search-able by many different criteria: check it out here.

Every Key West real estate buyer is shopping in our MLS, either via a REALTOR® or at a computer. You'd have to spend thousands on advertising and marketing to get the exposure you will get in our MLS.

With the MLS-only service, you get a one year listing for a one-time fee of $750. You also get a webpage on our site with its own address (URL) to include in any marketing you do.

To be in the MLS, there are two conditions.

1) You must offer a commission to any brokerage who brings you a buyer. The amount is up to you with a minimum of 1% of the sale price. None of this goes to me, by the way.

2) You must agree to allow the selling information to be entered at time of sale.

You provide photos, either emailed or mailed. A maximum of 8 for the MLS, unlimited for the webpage. For photos, more is definitely better. HONEST photos are critical: take them only on a sunny day, make sure they are straight... If you are not confident enough to take your own photos, we can recommend someone to do it for you.
