Be A Real Estate Tycoon

Shoulda just played the game...
Got an email this morning, assuring me I could still dare to live the dream.pdf. Oddly comforting. You can see how regular folk, desperate for a change, seeking a better quality of life and unafraid of hard work, who know other regular folk who realized their dreams via real estate speculation... You can see how they get sucked in.
If not for Cayo Dave's blog, I might've missed this interesting video.
Hal and I have talked about the fact that, as markets correct and people are hurt, real estate brokers, appraisers, mortgage brokers, attorneys, and gurus who have offered "Buy It Now" advice are in for a backlash. Like Russ Whitney.
Is Shari a victim? Did her desire for a good living, for a better quality of life, allow her to be blinded by Russ Whitney's promises? Was he a scammer, or just a guy who'd done real good for himself hoping to help others do the same?
The most glaring problem is that Shari (and maybe Russ) didn't look up the difference between speculating and investing. Wikipedia defines it perfectly: speculation in real estate is buying a property meaning to profit from fluctuations in its price, as opposed to investing, which is to buy it for use or for income.
A healthy market has a healthy (read LOW) number of speculators in it. But when every buyer is a speculator, and no one is an end-user or investor... look out.
