The Closing Agent

In Florida, you are not required to have an attorney close a sale. That said, we use either a real estate attorney or a title company, depending on the customer's wishes. The contract for sale and purchase determines which party chooses the closing agent.

Title insurance rates are promulgated, set by the state. There are other expenses that are set by the closing company, i.e. document preparation, copies, overnight fees.... You can call any title company/attorney in Key West and ask for a quote. In my experience, they do not vary by much, if at all. It's a highly competitive business!

Over the years, I've used most of the companies in town and recommend two here. There are others that are very competent and reliable, but, overall, these two are my first choices. I do not make any referral fee or kickback, do not receive any money or discount for making these referrals.
