Sally O'Boyle Realty is the only real estate company in Key West specializing in Buyer Agency. In fact, most companies these days offer only Transaction Brokerage (TB), meaning your REALTOR® is not working solely for your best interests! A Transaction Broker is essentially working for the deal, for getting all parties to closing.
In today's litigious society, I understand that. As a TB, not only is the REALTOR® relieved of liability, so are you. Rest assured, every REALTOR® is obliged to disclose anything about the property s/he feels materially affects the value of that property.
But, a TB is not obliged to tell you anything else they may know about that property that could help you make the best decision for you.
On the other hand, a Buyer Agent is obliged to tell you everything they know about the property. To make sure you have everything scrap of information s/he can find so you make the best choice for you. Given the choice, I would only buy real estate with a knowledgeable experienced Buyer Agent in that market.
